The Canary V Balearic Islands

The Canary Islands

Lanzarote, known for it’s strange Martian-like landscape, is becoming increasingly popular with investors. The Balearic Islands

Overseas Investment 2007 - Europe & Beyond

Although nowadays there’s an ever-increasing choice of locations when it comes to overseas investment, Europe still remains a firm favourite with UK investors. An estimated 90% of all overseas property purchased by UK nationals is still in Europe.

Far-off exotic destinations like the Caribbean and Asia certainly do have their appeal and can offer excellent investment opportunities but when it come to the British public, it appears that want something a little closer to home.

European Markets
Traditional markets like France, Spain, Portugal and Italy are generally the most sought after areas when it comes to the conservative British investor.

Eastern Europe has proven to have significant investment potential, offering very cheap properties good capital appreciation. The advent of budget airlines with cheap flights and more direct routes has made these locations infinitely more accessible.

It’s questionable though, if they’ll have the same rental potential as the more traditional markets, in the long run. Or indeed, if they’ll build up the same kind of UK expat community that the likes of France and Spain have.

Lesser-known Montenegro has become incredibly popular recently. Property rentals have increased by a staggering 113% from 2006 to 2007, according to the Holiday Rentals website.

Often described as “The pearl of the Mediterranean” Montenegro is located between Croatia and Bulgaria, on the Adriatic coast. It’s a country of unique natural beauty blessed with lakes, mountains, green valleys and sandy beaches surrounded by the clean blue waters of the Adriatic Sea. It’s been one of Eastern Europe’s star performers this year.
Property Prices in Montenegro vary fantastically depending on location. Some of the inland areas like Lake Skadar, old Royal Capital of Cetinje can be up to 200% cheaper than along the coast.

America and the Caribbean
North America accounts for 5.2% of properties owned by Brits worldwide and the Caribbean accounts for just 1.5%. These are the second most popular locations with UK investors and homebuyers.

Florida (the sunshine state), with its miles of white sandy beaches, warm year-round climate and English-speaking population is by far the most appealing location in North America. It attracts approximately 89% of UK investors.

When in comes to the Caribbean, Barbados appears to be the most sought after area, attracting up to 49% of UK investors. Located in the Southeastern Caribbean, this paradise island boasts mile after mile of powdery white sand beaches and an excellent year-round climate with endless sunshine and soft sea breezes. It also has the highest standard of living in the Caribbean.

After Barbados, popular choices include St Lucia, Antigua & Barbuda, Trinidad & Tobago and Aruba.

Research
Before you go ahead and take the plunge, it’s essential that you fully research both the property and the area. Whether you’re looking for a traditional cottage in the Montenegro hills or a two-bedroom apartment in Marbella, research is vital.

If it’s a buy-to-let investment, there are numerous factors to take into consideration, like proximity to the coast, climate, amenities (bars, restaurants, shops), flights, infrastructure etc.

All these factors (and many more) will help to determine the short and long-term rental potential of the area. In places like the Canary Islands, Barbados and the Cape Verde Islands, where you’re guaranteed sunshine all year long, investors can generally charge peak season prices at any stage of the year. Tenerife property has long been a favourite with UK buy-to-let investors.

If you’re actually planning on living in the place it’s best to try and rent there first before you go ahead and purchase. Visit the place out of season. It might be a paradise during the summer months but during the depths of winter it could be just lonely dark and depressing, particularly in Eastern European.

Canary Island Golf (Gran Canaria)

The Canary Islands are a true golfer’s paradise. Unlike mainland Spain, you can play here 12 months a year in perpetual sunshine and genuine warmth. The climate is ideal - never too hot and never too cold.

Golf in Gran Canaria
Golf tourism is big business in Gran Canaria and this is reflected in the number of very fine courses on the island including the oldest golf course in Spain - Real Club de Golf de Las Palmas.

As with the other Canary Islands, Gran Canaria’s perfect climate makes it possible to play 365 days a year.

The island has always had a deep-rooted golfing tradition. It has been a pioneer in the sport from as far back as 1891, when the first golf course in the country was inaugurated here.

Real Club de Golf was initially located in the middle of the capital city (Las Palmas), in an area that’s now called Escaleritas. It first used mainly by British tourists and residents. In 1957, the course was moved to a place called Bandama, which is just a short drive from Las Palmas. It still bears the same name though - “Real Club de Golf de Las Palmas”.

In Gran Canaria a complete infrastructure has been built around golf. There’s a wide variety of courses, suitable to every level of player - even the most advanced.

An Atlantic Oasis

From the lush green jungles of Garajonay to the formidable mountain peaks of Mount Teide and the vast sand dunes of Maspalomas, the Canary Islands are a true nature lover’s paradise - incredibly colourful and diverse with brilliant contrasts in both land and climate.

Spain’s Canary Islands are located in the Atlantic Ocean just north of the Sahara Desert. There’s seven large islands in total - Tenerife, Fuerteventura, Gran Canaria, Lanzarote, La Palma, la Gomera and el Hierro. The small islands include: Graciosa, Alegranza and Lobos.

“In the Canary Islands, there are more than 6000 species of invertebrates and 109 species of vertebrates, 20 of these latter species were introduced by man”. Scientists and scholars have been coming here since the 18th century - all fascinated by the huge number of ecological gems on the Islands.

It’s impossible to talk about a “typical” Canary Island landscape, as all the islands are so vastly different from each other. Take Fuerteventua and La Gomera for example - one a flat desert and the other a lush, green, mountainous island.

Within each island itself there can be vast differences in both landscape and climate, take Tenerife for example with its desert like south and lush green north. On the Canaries the scenery changes tremendously from one minuete to the next - there’s never a dull moment.

Natural Spaces
Since 1994, a large percentage of the Canary Islands have been under the protection of the Natural Spaces Act. The aim is simply to conserve the many unique natural assets and areas of ecological importance that the region has.

Around 35% of the surface area of La Palma is protected by the Canary Island Nature Conservation Act.

Spain has ten national parks and the Canary Islands are home to an impressive four of these - Las Cañadas del Teide, Garajonay, Caldera de Taburiente and Timanfaya.

It’s also home to numerous other areas that enjoy special protection status - parks, reserves, and sites of scientific interest.

Canarian landscapes
The Canary Islands are known for their beautiful beaches and spectacular volcanic scenery. Their volcanic past has dramatically shaped the landscape, leaving some curious looking craters, volcanic cones, volcanic rocks and tubes etc.

Along the various coastlines, you’ll find black volcanic beaches, endless white sandy beaches, impressive reefs, capes, bays and gigantic cliffs - Los Gigantes in Tenerife.

Tenerife is home to Spain’s tallest mountain - Mount Teide, which climbs to a staggering 3,718 metres and is often covered in snow. Other notable mountains include Blanca Mountain (2743 metres) and Viejo peak (3100 metres).

All throughout the islands, you’ll find a wealth of ecologically valuable areas and natural spaces both in the more populated islands and on the lesser known ones like El Hierro and La Gomera.

The Canary Islands belong to what’s known as a Macronesia - a name used to describe several groups of islands in the Atlantic Ocean, close to Europe and North Africa. This Macronesia also includes the Azores, Cape Verde and Madeira.

These islands groups contain large numbers of indigenous species and have often spectacularly diverse landscapes - which for the most part has been created by years of volcanic activity.

Known as the “Happy Isles” the Canary Islands are blessed with a very gentle climate. Thanks to the influence of ocean currents and the trade winds, it’s like perpetual springtime - never too hot and never too cold.

Investing in the Canary Islands

For many years now, the Canary Islands have been one of the most popular tourist destinations in Europe - largely because of its perfect year round climate, amazing beaches and excellent nightlife.

Although, property prices have dropped in some parts of Spain, the Canaries appear to be unaffected. With guaranteed sunshine all year long the Canary Islands are seen as a much safer long-term option especially for buy-to-let investors.
